Can I select my own suite?

Once applicants are accepted, they will be offered an available suite. They may decline that offer and wait for the next available suite. If they decline that one as well, then their application will be deemed terminated. However, residents can request an internal move to a more desirable suite after they have lived one year at Summit Village.

How is rent decided?

Rent is based on the square footage of each suite. Rent is proposed yearly by the Board and ratified by the Annual Members’ meeting.

What’s included in the rent?

It includes water, heat, garbage disposal, a standard tv cable package and high speed wifi. Electricity, telephone, and renter insurance are the responsibility of the resident. If parking in the underground parkade is desired, an additional monthly fee is added to the monthly rent.

Are appliances included?

Each suite includes a refrigerator, stove, and in-suite washer and dryer. Residents can choose to bring their own microwave and dishwasher.

Does the building have cable and wifi?

Each suite has cable service offering a standard tv package and high speed wifi included in the rent. One cable channel allows residents to see anyone who rings them from the lobby. Additional premium viewing and internet packages can be purchased separately by residents. There is no public wifi in the building.

Who provides maintenance?

The Summit Village grounds are maintained by the Summit gardening committee. Common areas within the building are maintained by service providers contracted by Summit Village.

What about building/suite insurance? How is that handled?

Residents are required to have tenant’s insurance to a liability of $1 million dollars per suite. Proof of insurance must be provided to the Summit Village office once a year.

How much notice is needed if I need to move elsewhere?

Residents agree to give two months’ notice if they wish to move elsewhere. In case residents move out earlier, they are responsible for paying rent for the remaining months.

What kind of security does Summit offer?

The security of residents is a top priority for Summit Village. Entry to the building is secured by fob access and there is an electronic directory at the front entrance by which guests can verbally contact a resident to request access. Residents have video access to the main lobby to see who is requesting entry. Access to the building through all external doors as well as to the parkade is restricted by fob access. Each suite has a deadbolt lock. For fire safety each suite has a fire alarm and a fire extinguisher. Regular fire drills and suite safety inspections are conducted by the Summit security committee. Security checks of the entire building are conducted on a regular basis.

Are suites made presentable prior to new occupancy?

To ensure all new residents have a positive move-in experience, all suites are painted and cleaned prior to occupancy. New residents may select a neutral paint colour of their choice for their suite for the initial painting done by the Summit Village painting committee. Any subsequent painting is the responsibility of the resident.

May I renovate my suite?

Any damaged countertops, linoleum, or fixtures standard to the suite are replaced or repaired by the Summit Village maintenance committee. Renovations such as installing walk-in showers, updating kitchen or bathrooms, replacing existing fixtures, or installing dishwashers are the responsibility of the resident and must first be approved by the Summit Village maintenance committee.

May I put in vinyl or hardwood flooring?

Suites on the second and third floors are required to have wall-to-wall carpeting throughout the suite, with the exception of the kitchen and bathroom. This is to ensure adequate noise dampening for residents in the suite below.

Are there noise restrictions for the building?

To ensure a comfortable environment for everyone, Summit has a “no noise after 11 pm” policy.

What is the policy with respect to overnight or longer-term visitors?

Residents are allowed short-term overnight guests or family members in their suites for up to two weeks at a time. They need to provide prior notice to the Board of the presence of these guests/family.

May I use my own tools in the shop?

The equipment and tools in the shop are intended for use by all residents. Those who wish to add their tools in the shop for common use may do so, providing there is sufficient space. This must be coordinated through the maintenance committee.
